With its latest acquisition at 711 S. St. Paul Street, Hoque Global has secured the final parcel needed to complete an entire city block within the ambitious Newpark Dallas development — a 20-acre mixed-use district on the southern side of downtown adjacent to City Hall and the future $3.7 billion Convention Center.
The newly unified block is a major milestone for the long-envisioned technology and education hub in southern Downtown Dallas. It sets the stage for a cohesive, walkable urban campus that will be home to Class A office towers, urban retail, mixed-income housing, and hospitality options.
The development has been years in the making — with Hoque Global strategically waiting on the outcome of various civic and educational projects to align. Now, those pieces are falling into place. Dallas ISD is planning a flagship school just a block away, and Hoque Global and its partner KDC have offered a neighboring Newpark parcel to Dallas College for the relocation of its downtown campus.
The 17,000-square-foot property is the last in an assemblage that has involved Hoque pulling together more than 60 parcels in deals and transactions involving 100 property owners.
“It’s been an eight-year wait,” said Mike Hoque, CEO and founder of Hoque Global in a statement. “We would rather play the long game and do what could be transformational for our community than rely on simple ‘base-hitter’ development deals.”
The block Hoque Global just acquired once housed Family Gateway, a nonprofit that has since relocated. The city of Dallas demolished the old structure and completed the transfer of ownership, clearing the way for Newpark’s next phase.
The project has drawn wide support. “We continue with excitement to see this latest piece of the puzzle come together in the new vision for what has been a troubled block in downtown,” said Jennifer Scripps, president and CEO of Downtown Dallas Inc.
City Councilmember Jesse Moreno added: “We look forward to seeing the catalytic developments at Newpark take shape.”
With proximity to the Farmers Market, the Convention Center, and other downtown anchors, Newpark is expected to attract major corporate tenants — particularly in financial services — potentially bringing thousands of jobs to the area.
It’s a big bet on southern downtown’s future — and for Hoque Global, one that’s been worth the wait.
