
Healthcare trends favoring outpatient services and DFW’s robust growth have “created strong tailwinds for the medical office sector,” Transwestern says in its second-quarter DFW medical office report. The highlights:
- Hospital employment is flat, but employment in ambulatory services is exceeding pre-COVID levels
- Leasing velocity has remained solid over the last 24 months
- Vacancy has decreased to 12.9%, down 130 basis points from last year
- Construction levels remain modest due to headwinds from cost increases
