Hillwood, developer of the 27,000-acre AllianceTexas master-planned development, on Wednesday announced plans for two new Class A speculative industrial buildings — Alliance Westport 15 and Alliance Gateway 34.
Alliance Westport 15 will be a 798,494-square-foot facility located at Mobility Way and Intermodal Parkway, while Alliance Gateway 34 will span 310,036 square feet at Westport Parkway and Independence Parkway. Construction is scheduled to begin in September, with both projects expected to be completed in 2026.
These facilities mark the latest step in Hillwood’s industrial delivery strategy, designed to serve logistics and manufacturing users seeking modern, move-in-ready space. Alliance Westport 15 offers direct connectivity to Intermodal Parkway, FM 156, Perot Field, and the BNSF Railway’s Alliance Intermodal Facility. Alliance Gateway 34 is located near U.S. 377 and the recently expanded Texas 170.
“Demand at AllianceTexas remains strong among top-tier logistics and manufacturing users,” said Bill Burton, executive vice president of Hillwood. “Alliance Westport 15 and Alliance Gateway 34, located in two distinct industrial sectors within AllianceTexas, reflect our ongoing strategy to deliver move-in-ready Class A facilities with enhanced power and infrastructure resilience. Maintaining a pipeline of high-quality speculative space is essential to supporting both new and existing customers.”
The announcement follows recent milestones at AllianceTexas, including the opening of SGS Studios, a 450,000-square-foot film and television production campus, and Wistron’s plans for two AI supercomputing facilities.
Alliance Westport 15 will feature a 40-foot clear height, 570-foot depth, cross-dock configuration, and 199 trailer spaces. Alliance Gateway 34 will include a 36-foot clear height, rear-load configuration, and spec tenant improvements enabling immediate occupancy.
The buildings are designed by GSR Andrade Architects, with civil engineering by Westwood Professional Services and Hillwood Construction Services as general contractor. Frost Bank is financing Alliance Westport 15, while b1BANK is financing Alliance Gateway 34.
