Hillwood has officially unveiled Landmark by Hillwood, breaking ground on a 3,200-acre master-planned development that the company says will become “a new destination for Denton.” The project marks Hillwood’s first major Denton community and its first large-scale combination of residential and mixed-use development, built on the historic Hunter Ranch, acquired by the Perot family in 1987.

Anchored by Pilot Knob — Denton’s most recognizable natural landmark and its highest elevation at 830 feet — Landmark places land preservation and natural features at the core of its design. More than 1,100 acres will be dedicated to parks, trails, habitat, and open space, including one of the largest natural preserves in Texas.
Pilot Knob itself, once a lookout point for the Caddo tribe and a hideout for outlaw Sam Bass, will serve as the development’s signature geographic and cultural touchstone.
At full build-out, Landmark will include 6,000 single-family homes, 3,000 multifamily residences, and three planned on-site schools. Phase 1 includes 747 single-family lots, with nine builders set to open model homes in Spring 2026. The project will also integrate STEAM-focused learning parks and 35 miles of hike and bike trails.
Commercial development spans 900 acres and is designed to reflect Denton’s creative, eclectic culture through public art and community-oriented businesses. Hillwood has already begun leasing the first 120 acres of retail, dining, and entertainment space. Site work is also underway for Denton’s first H-E-B, located at I-35W and Robson Ranch Road.
Positioned along I-35W with direct access to Fort Worth, Dallas, and AllianceTexas, Landmark is expected to serve as a major catalyst for Denton’s long-term growth as development in North Texas continues pushing northwest.
