Fort Worth-based M2G Ventures has sold a more than 9.5-acre north parcel of its 1.1 million-square-foot Inbound on Inwood, the redeveloped former distribution center for Tuesday Morning.
The buyer is WareSpace, a leading provider of micro warehouse space based in Columbia, Maryland, according to a press release. The square footage is 241,004.
WareSpace acquired the north parcel of the multi-building project at 14621 Inwood Road in Addison. The remaining 885,0000 square feet on more than 33 acres are available at 14303 Inwood Road and 4400-4404 S. Beltwood Pkwy. in Farmers Branch.
M2G acquired the 1.1 million-square-foot portfolio in December 2020 and transformed the project into IOI, a modern urban industrial project filling a much-needed void in the heart of North Dallas. The transformation included a full rebranding, total project renovations, storefront upgrades, enhanced landscaping and a real brand presence the market lacked, said Susan Miller, co-founder of M2G Ventures.
“IOI is centrally located in the heart of Dallas within the 90% occupied Addison and Farmers Branch submarkets,” said Miller in a statement. “It has visibility from Inwood Road and the Dallas North Tollway; and Landmark Avenue connects to the Tollway running right into the center of the north site. This is a big win for the project and for WareSpace.”

The property sold is located along Inwood Road and parallel to the Dallas North Tollway.
WareSpace reconfigures warehouses to provide small- and medium-sized businesses, e-commerce brands, and creative entrepreneurs the ability to operate with the same efficiency and advantages of larger corporations.
The remaining IOI assemblage of 33-plus acres at the south site is available for lease or sale. It includes a 731,103-square-foot standalone building at 14303 Inwood Road in Farmers Branch and a 154,793-square-foot building at 4404 S. Beltwood Pkwy. in Farmers Branch.
“We have made major capital improvements at the south location with fresh interior and exterior paint, new landscaping, new wayfinding and signage, enhanced storefronts and overall façade updates, exterior lighting upgrades along with a resurfaced parking lot and truck court,” Miller said.
All facilities offer ample loading with 14303 Inwood featuring a cross-dock configuration and 4404 Beltwood offering rear loading. The buildings have clear heights ranging from 22 to 28 feet across the portfolio within immediate proximity to growing areas, including Addison, Richardson, Northwood Hills, Farmers Branch and Carrolton, as well as the Galleria shopping district. Additionally, the redevelopment is located less than 20 minutes from both downtown Dallas and DFW International Airport, providing access to over 3.7 million residents within a 30-minute drive.
