Trademark Property Company, the national mixed-use investor, developer, and operator, has closed on the property and financing for Westbend Residences, paving the way for the firm’s Westbend mixed-use community in Fort Worth’s University District.
The 321-unit multifamily development, with 4,500 square feet of retail space, is slated to open in Q3 2026. Construction will begin in the second quarter of 2025.
“Westbend Residences reflects our strategy of developing highly amenitized, well-connected communities in growing urban districts,” said Chad A. Colley, Trademark multifamily and mixed-used partner, in a statement. “The University District’s strong demand for housing, walkability, and proximity to retail and outdoor amenities creates a compelling opportunity to deliver a project that elevates the living experience. By integrating best-in-class design with public connectivity and retail activation, we are strengthening the fabric of one of Fort Worth’s most vibrant neighborhoods.”
The site is on 3.5 acres along the Trinity River at 1701 S. University Dr. The seven-story development will feature premium finishes, two elevated resort-style pools, a state-of-the-art fitness center, a dog spa, and a two-story parking garage. A new ground-floor restaurant space will expand the district’s dining offerings and enhance street-level activity.
The property will include a new street connection at the traffic light between River Run and Collinsworth Street along S. University Dr., improving pedestrian and vehicle access while enhancing public amenities along the Trinity Trails network.
Trademark redeveloped Westbend’s first phase in 2016. That development includes 281,000 square feet of office and retail space and is currently 99% leased to a mix of national and local tenants. The district features an extensive public art program, including the iconic Love sculpture by Laura Kimpton, works from the Amon Carter photography collection, and a curated mural program.
“Building on the success of the first phase, Westbend Residences aligns with our long-term vision to create a true live-work-play destination in Fort Worth,” said Terry Montesi, founder and CEO at Trademark. “By expanding the residential component, we are strengthening the district’s vibrancy and providing future residents with unmatched access to retail, dining, and outdoor recreation.”
Westbend Residences expands Trademark’s growing multifamily platform, which focuses on developing highly connected residential communities in dynamic, high-growth markets. Recent projects include The Vickery, a multifamily-led mixed-use community overlooking downtown Fort Worth, and 3900 Lemmon Ave. in Dallas, a 407-unit project that received City Council approval and will feature pocket parks, an amenity terrace, and ground-floor retail.
