Vantage Bank Texas has leased 15,000 square feet in the new six-story Triune Centre office tower, which is set to start construction off of Interstate 30 in West Fort Worth during the second quarter.
Vantage Bank, whose Fort Worth offices are in the Fort Worth Club Tower, will move to the new location, being developed by Cornerstone Projects Group and Trident Structures. The building, to be built on a small 9,500-square-foot site at 3400 West Freeway east of Montgomery Street, will feature an unusual fully-automated, valet-only, 72-car parking structure that moves vehicles around using an elevator and palettes.
“We are extremely excited to kick off this project and welcome Vantage Bank to what will be the most innovative building in Fort Worth, one that truly integrates access and technology with state-of-the-art design features for a unique workspace for their employees and customers,” Nolan Bradshaw, CEO of the Fort Worth-based Cornerstone development, architecture, and construction firm, said in a release.
Vantage will take the ground floor for a retail bank, plus the fifth and sixth floors, Bradshaw said in an interview. The 30,000-square-foot building is 50% pre-leased with the one lease, and three full 5,000-square-foot floors remain, he said. Construction is expected to be complete in the second quarter of 2022.
“We are looking forward to calling the Triune Centre home for our team in Fort Worth,” Jeff Sinnott, CEO of Vantage Bank, said in the release.
At ground level, the parking structure will invite users to drive their vehicle into a “cabin” and then leave it. An automated elevator system with palettes will lift the vehicle into the parking structure and place it in a space. Car owners, using an app, will be able to have their vehicles delivered “curbside” when they’re ready to leave.
Trident Structures, which has built such structures and systems for Carvana, will assemble the Triune system, Bradshaw said.
Without having to build a ramp system for the garage, Cornerstone and Trident will be able to dramatically boost the number of available spaces in the parking structure. “For every one space in a conventional parking garage, we’re getting three,” Bradshaw said. Cornerstone and Trident will be able to put nine spaces in their parking structure compared to one in a surface lot, he said.
The announcement of Triune Center means there are four office projects totaling 365,000 square feet of space under construction in the Metroplex west of Dallas/Fort Worth Airport, Stream Realty Partners, which is handling leasing for the Triune Center, said.
“Over the past few years, Fort Worth has experienced a significant shift in the market, with employers looking to provide their talented and educated workforce a dynamic work environment that offers unique amenities and innovative technology features,” Cullen Donohue, Stream senior associate in Fort Worth, said in the release.
Donohue, Seth Koshack, Chris Doggett, and Vic Meyer of Stream represented the landlord in the Vantage lease. Theron Bryant of Transwestern represented the bank.
