Hoque Global has teamed up with two of the nation’s top home builders for its University Hills development in Dallas.
D.R. Horton and Lennar are buying approximately 580 lots from Hoque Global for townhomes and lots for single family homes at University Hills. The development is planned with a variety mix of urban homes, commercial buildings, a town center in its core, and green spaces throughout, in what will be the first large-scale mixed-use community of its kind in southern Dallas.
Hoque Global will begin infrastructure construction in early 2025 for the development of the 270-acre property in Dallas’ southern sector next to The University of North Texas at Dallas campus.
“We are enthusiastic about the progress of University Hills,” said Mike Hoque, CEO of Hoque Global, in a statement. “A development like this has many essential components. Now that we have won the big pieces of homes and infrastructure, we are focused on the next piece, attracting a major grocery store and retail for the area.”
Having brought the two major homebuilders on board and completing the engineering work for the massive infrastructure project, the company is focusing on bringing a major grocery store to the development, with the goal to fill the long-underserved need in the decades-old food desert in southern Dallas.
Hoque Global has been working with the city of Dallas and other stakeholders in the community on the plans for the undeveloped land near the intersection of Interstate 20 and Lancaster Road.
Civic and business leaders are hopeful that University Hills will be a catalyst for a walkable urban development in southern Dallas County that manifests in a high quality of life and economic mobility in the historically “under-championed community,” said Dale Petrovskey, president and CEO of the Dallas Regional Chamber.
Public sector investments have paved the way for large scale projects like University Hills, officials said. For example, DART’s construction of the Blue Line into southern Dallas has opened the area for better access to and from other parts of the region.
The University of North Texas at Dallas’ campus adjacent to the development site has become an integral part of the local community, and the plan for University Hills calls for programming that complements the University’s offerings and responds to its needs that include quality housing and employment centers.
Over the summer, the city approved design development for the construction of a new Dallas Policy Academy on an immediately adjacent tract, greatly improving the security and safety prospects of the entire area.
