Hillwood’s emerging office district in north Fort Worth is growing.
The developer announced Thursday afternoon that Hillwood Commons II, a 135,000-square-foot speculative office building, will soon become a part of AllianceTexas.
The premier Class A building will add to the evolving office district within the 900-acre Alliance Town Center development, the first of two planned sister buildings. Officials said it is flexibly designed as a standalone or with expansion up to 270,000-square feet.
The building will be complete in February 2023.
“Hillwood Commons II is a continuation of our goal to provide highly amenitized and customizable office space that blends seamlessly into the lifestyle components at Alliance Town Center,” says Steve Aldrich, senior vice president of Hillwood. “The thoughtfully designed health and wellness-focused building will offer flexible workspaces with access to the outdoors and the vast amenity offerings within Alliance Town Center.”
The launch of Hillwood Commons II meets growing demand for flexible office space in North Texas, officials say. Since 2020, the Dallas-Fort Worth region has seen 24 Fortune 500 headquarters and 44 Fortune 1,000 headquarters relocations, which, as a result, attracts 90,000 people to the area each year.
Officials say the building will allow for flexible floorplan layouts and informal meeting spaces. Adapting to the “new normal,” the building will also feature increased air filtration, bi-polar ionization, touchless doors, electric vehicle charging, and an emphasis on connectivity to the outdoors via the Alliance Town Center trail network and park system.
The building will also achieve a WiredScore Gold rating.
AllianceTexas, consisting of 27,000 acres, is home to 533 companies that have created more than 63,000 direct jobs and has approximately 53 million square feet of developed commercial real estate assets, officials say. The Hillwood development is anchored by the world’s first dedicated industrial airport, Fort Worth Alliance Airport, and hosts one of the nation’s premier intermodal hubs.
