OM Housing, a Dallas-based multifamily developer, said Monday it plans to develop a 112-unit, $24 million, eco-friendly, mixed-income apartment community in Kennedale.
The firm said it plans to break ground Feb. 12 on the 112,112-square-foot Village at Hammack Creek apartments, at 337 Kennedale Sublett Road. Completion is expected in January 2022, OM Housing said in a release. Preleasing will begin in October.
OM is developing two similar projects in south Arlington and Garland. Hammack Creek will have a mix of market and affordable rents, with 23% of the units market and 77% affordable, the developer said. The affordable-rent units are aimed at applicants making 60% of area median income or less.
The project is partially publicly financed by housing tax credits. Financed is by Colliers Mortgage, LLC, Boston Financial, U.S Department of Housing and Urban Development, and Texas Department of Housing and Community Affairs.
“The city is excited about the development of Village at Hammack Creek,” George Campbell, Kennedale city manager, said in the release. “The development of quality affordable National Green Building Standard-certified housing will serve as a catalyst for investment along the Parkway and in the core of the city.”
“This project is a great example of housing credits used as both an economic development tool to kick start the local economy and satisfy a dire need in the community by providing quality eco-friendly housing,” Deepak Sulakhe, president and CEO of OM Housing, said in the release.
Hammack Creek’s amenities include a swimming pool, gazebo, outdoor kitchen with grills and picnic seating, pedestrian-friendly environment, crime prevention features, Wi-Fi in public spaces, playscape, bicycle racks, and a 5,500 square-foot clubhouse with a social center, community kitchen, coffee lounge, business/computer center with complimentary access to print and fax services, fitness center and a community activity center for children.
Amenities inside the apartments include 9-foot ceilings, stainless appliances, Energy Star-rated appliances and windows, high efficiency lighting and fixtures, spacious kitchens, ceiling fans in living area and bedrooms.
Hammack Creek will also be the first National Green Building Standard Certified project in the City of Kennedale.
