Trinity Real Estate Investment Services, a fast-growing firm, is moving its headquarters offices to the Near Southside from Airport Freeway.
Trinity REIS has leased 6,500 square feet in PROOF, a 40,665-square-foot historic building being renovated at 901 W. Vickery Blvd. in Fort Worth by its owner, M2G Ventures of Fort Worth.
Trinity REIS, which specializes in investment sales of single-tenant, commercial net lease properties nationally, will move its offices from 4200 Airport Freeway in Fort Worth. Branson Blackburn (pictured) and several partners co-founded Trinity REIS in 2017.
The firm has done $1.1 billion in total volume through 730 transactions, including $370 million in closings this year. The firm’s listings are typically retail buildings under lease by tenants such as Dollar General, 7-Eleven, and Walgreens, with time remaining on the leases. “We have been very blessed in that the assets we sell are all essential retailers,” Blackburn said in an interview with Fort Worth Inc. late this summer.
“The asset we have done the majority of our business in has done well during COVID. A lot of investors have flocked to these investments,” Blackburn said in the interview. The firm wants eventually to grow into a national footprint, Blackburn said.
“We're thrilled to welcome Trinity REIS as a new tenant at PROOF,” Jessica Miller Essl, co-president of M2G, said in a release.
“Our goal when repurposing the building was to preserve some of its original attributes to pay homage to its history, while also incorporating the essential workplace desires of today's tenant into the design. Our commitment to inspiring evolution through impact and innovation in properties like PROOF allows tenants to thrive in the heart of rapidly-evolving cities like Fort Worth.”
Blackburn and Miller confirmed subsequently that Trinity REIS, in signing the lease, will relocate its corporate offices.
M2G converted the historic warehouse, built during Prohibition, to a mixed-use destination, with renovations completed this year. The building features exposed Chicago brick walls, original wood mezzanines, 17-foot wood plank ceilings, original fire doors, decorative art installations, ample natural light and loading docks transformed into big patios.
With tenants that include Bowlounge and Witherite Law Group, Trinity REIS' lease signing brings the project to 70% pre-leased, with 12,000 square feet remaining available for lease. The project will be complete and available for tenant move-in in mid-December.
Stream said the Fort Worth office market has experienced 346,734 square feet of net Class A office absorption since the beginning of 2019. “With Class A properties outpacing Class B assets by over 165 percent during that same period, the Fort Worth market continues to experience a flight to quality and demand for Class A office in walkable neighborhoods,” Stream said.
“Trinity REIS’s lease signing at PROOF further propels the narrative of continued demand for creative office space in Fort Worth,” Cullen Donohue, senior associate at Stream, said in the release. “Companies are seeking space that separates them from their competition, and will allow them to boost recruiting while exemplifying company culture. PROOF offers all of that and more.”
Donohue, with Vic Meyer of Stream's Fort Worth office, represented M2G Ventures. Albert Berry with Tenant Base represented Trinity REIS.
