Hillwood, developer of the 27,000-acre master-planned, mixed-use AllianceTexas development, is undertaking two speculative projects that will add almost 500,000 square feet to the development’s industrial market.
Alliance Center East 2 (ACE 2) and Alliance Center East 3 (ACE 3) are each 224,616 square feet and currently under construction along Interstate 35W, north of Westport Parkway. The buildings will have the capacity to accommodate companies ranging from 84,000 to 224,616 square feet. Speculative tenant improvements will also be delivered by 2024’s first quarter.
“There is continued market demand for spaces up to 225,000 square feet, particularly for manufacturers, 3PL’s, and ecommerce companies,” said Reid Goetz, senior vice president of Hillwood, in a statement. “Meeting this market need, Alliance Center East 2 and 3 are the newest and most modern Class A additions to Hillwood’s AllianceTexas industrial portfolio.
“With the recent completion of more than $1 billion in expansion improvements to Interstate 35W and located within the heart of AllianceTexas’ world-class logistics amenities, these buildings will give our customers access to one of the most critical freight corridors in the country.”
This announcement coincides with Hillwood’s recent lease agreement with Southwire, one of North America’s largest wire and cable producers. Alliance Westport 25 was originally launched as a 1,076,000 square feet speculative building in August 2022 but is now growing to 1.18 million square feet to accommodate Southwire’s larger footprint. Hillwood’s AllianceTexas strategy is to continually have available, ready-to-occupy Class A speculative industrial options of all sizes for new and existing customers.
The buildings are being designed by RGA Architects and financed by Inwood Bank. Peloton Land Solutions provided the building’s civil engineering design, and Hillwood Construction Services will serve as the general contractor for the project.
