LanCarte Commercial is the broker on an intriguing piece of property just east of downtown Fort Worth.
1000 Harding Street represents the largest contiguous infill redevelopment opportunity in downtown Fort Worth, set in an area positioned for the shadows of the fastest-growing city in the country. The roughly 4.6-acre property includes two flex-industrial buildings totaling approximately 31,000 square feet
Three notable projects, Texas A&M’s new Fort Worth campus, the planned $700 million Fort Worth Convention Center expansion, and the redevelopment of Butler Place, are all located near 1000 Harding.
It amounts to more than $2.3 billion worth of new development all within a half-mile of this site.
“1000 Harding is truly in the center of it all and has quickly become one of the most intriguing urban infill sites in Texas,” said LanCarte’s Darren Cain, who along with Benjamin Brown represent the seller. “These new developments, along with the future high-speed rail plans and the favorable in-place zoning, are key catalysts for a truly unique redevelopment opportunity.”
Much of the property is zoned “H” (Central Business), a favorable designation that carries no cap on height or density, perfect for high-rise or mixed-use development. The large industrial building is zoned light industrial, which allows a wide range of uses and potential cash flow for future owners.
