With population trends on a meteoric rise in DFW, it’s no surprise that Grand Prairie’s vast plains are expanding southward with the recent announcement of Goodland, a 5,000-acre master-planned community.
Goodland will be Located south of U.S. 287 in both Ellis and Johnson counties and include an annexation extending Grand Prairie’s southern boundary by more than 1,500 acres.
“This is a significant step in our city’s development,” Mayor Ron Jensen said in a statement earlier this month. “Unlike many of our neighboring cities, we have the unique advantage of new development opportunities to our south that will drive the growth and prosperity of our city. We recognized the opportunity and took decisive action.”
Goodland is being brought to life by Dallas-based real estate development firm Provident.
It will include more than 15,000 “architecturally diverse” residences. Goodland is being designed as a “city within a city,” with amenities that include shops, restaurants, schools, public and private event venues, regional sports fields and complexes, dance halls, churches, dedicated gathering spaces, trail systems, city parks, stocked ponds, and preserved green spaces.
Plans for a centralized mixed-use walkable Town Center, complete with civic buildings and other commercial development, are evolving, officials said.
Provident officials said the development will have offerings at “every price point” and include options of all types, from townhomes to custom homes, to gated active adult communities.
The development complements property south, near U.S. 67, where light industrial uses and other private employment campuses are already underway. All of them projects that will contribute vital “tax dollars for city growth and future expansions,” Grand Prairie officials said.
“Goodland harkens back to a simpler way of life,” said Provident Managing Director Rylan Yowell. “This is not the sprawling suburbs of northern DFW or your typical master-planned community. This is a Texas town in the making with a new pattern of life. We are committed to a long-term vision with a desire to be good stewards of the land.”
Goodland Parkway was set to open this month, marking the first step in improved regional infrastructure by linking Goodland to Grand Prairie at U.S. 360 and U.S. 287.
