Homes in the Fairmount-Southside Historic District and Morningside neighborhood, and the city’s East Side have tripled in value since 2016, according to a Texas real estate guide.
The average home in Fairmount-Southside and Morningside jumped by 197% between 2016- 23, while the Stop Six, Burchill, El Poly Pyramid, and Mitchell Boulevard neighborhoods have jumped by 204%.
These areas rank No. 8 and No. 7, respectively, among Texas ZIP codes where homes have experienced the largest percentage increase in value over the past seven years.
Fairmount-Southside Historic District includes Magnolia Avenue and its restaurant and entertainment attractions.
The average home in 76104 — Fairmount-Southside, Morningside and Hillside Morningside — is up from $61,111 to $181,211. In the 76105 ZIP code it’s up from $54,536 to $165,830.
While demand, population growth, and housing inventory have influenced home prices throughout the state, this data reveals the transformation of numerous urban neighborhoods through substantial investment and development, according to TexasRealEstateSource.com.
In the shorter term, the rise in rural area home values is attributed to the impact of COVID-19 and the exodus of major metropolitan areas, the statement adds.
