The Fort Worth Zoning Commission on Wednesday recommended approval of a request that would set the stage for a development of single-family and multifamily homes and commercial use in south Fort Worth.
The proposal, a project of TTP Partnership, envisions more than 350 single-family homes on a tract of almost 135 acres located within the city’s extraterritorial jurisdiction at 10181 Forest Hill Everman Road.
TTP Partnership has requested voluntary annexation into the city. The City Council will take up annexation and, if approved, the zoning request at its Aug. 8 meeting.
The proposal generated no opposition from residents at the meeting. TTP Partnership is asking for "One-Family, "General Commercial," and "Low Density Multifamily. On your land-use Bingo card that's A-5, F, and CR.

The development would be constructed in three phases, beginning with the homes. Commercial and multifamily would be constructed in Phase 3. The home development is separated by a creek, extended on each side by a flood plain. Developers have planned for walking trails and, possibly, a foot bridge over the creek to connect the neighborhood.
Ramirez said he believed the price point on the single-family homes would be relative to the existing neighborhoods, estimating between $200,000-$300,000.
Thoroughfare considerations are also in the mix with expansions of Risinger Road and Wichita Road.
